Lacuna Place Completes as Hastings’ Largest New Offices for 25yrs

Posted on September 23, 2008

The Lacuna Place office and retail development has been completed in Hastings’ Priory Quarter business district as the largest high quality new offices in the town centre for over 25 years. Further developments are set to follow closely on.

One floor of office space and one retail unit are already under offer with a high level of interest being shown in the remaining spaces.

Lacuna Place stands in Hastings’ Havelock Road, opposite University Centre Hastings, comprising 31,398 sq ft (2,917 m2) of contemporary offices over five floors.

It also incorporates two retail units totalling 6,017 sq ft on the ground floor. One unit fronts Havelock Road and is designed for general retail uses. The other is designed as a café/restaurant and borders Havelock Road, a new walkway and the forthcoming Priory Square – with plans for outdoor seating.

Lacuna Place has been created as part of a ten-year investment programme for the area by Coastal Land (Sussex) LLP, a joint venture between development agency Sea Space and property specialist The Land Group. Allied Irish Bank has invested £12M in the development and related schemes.

The building has been designed by architects Proctor and Matthews to fit with the historic streetscape. It has been built by Carillion plc.  Letting of the office and retail spaces is being handled by an agents team comprising DTZ, Cluttons and Dyer Commercial.

Adjoining Lacuna Place, construction is under way of Priory Square as a high quality public space bordering Priory Street, and of One Priory Square – a larger, 46,000 sq ft office development to the north of the Square. Both are scheduled to be completed by early 2009.

Keith Sadler, Deputy Director at Sea Space, remarks: “Hastings town centre is changing dramatically and the completion of Lacuna Place is a watershed. It gives the town much-needed large, high quality business premises. It will help local firms expand and attract companies from outside the area, so creating jobs.

“With the University Centre and Creative Media Centre thriving, a new college being built, a contemporary art gallery just opened, many more offices and shops and a public square soon to come, Priory Quarter is rapidly emerging as one of the most dynamic commercial districts along the south coast.”
